01 Project Overview

Our single-family modular homes are architecturally customized according to site topography, local solar orientation and client lifestyle. Fabricated to an 85–90% turnkey completion in our Turkish industrial facilities, volumetric modules are erected on European jobsites in a matter of hours.

02 Layout & Floor Plan Scheme

Optimized floor plans with spacious open living, integrated kitchen, utility plant room and ground-floor cloakroom, complemented by upstairs master suites and private bedrooms aligned along structural module axes.

03 Living Spaces & Module Zones

Day and night functional zones are organized in harmony with modular gridlines, eliminating downstand ceiling beams and awkward floor breaks.

04 Circulation, Stairs & Shaft Solutions

Compact stairwells, integrated architectural cabinetry, and zero dead corridor loss maximize usable net-to-gross floor area efficiency beyond 85%.

05 Wet Areas & Kitchen Integration

Complete bathrooms and kitchen pods are fitted in the factory with certified waterproof membranes, porcelain tiles, sanitaryware and tested fixtures.

06 MEP & Utility Infrastructure Connections

Pre-installed service conduits, cable trays and push-fit plumbing headers enable instantaneous plug-and-play connection on site.

07 HVAC & Mechanical Ventilation

Mechanical ventilation with heat recovery (MVHR) coupled with air-source heat pumps ensures year-round indoor air quality and low energy consumption.

08 Structural Steel Frame & Interlocking

Corrosion-protected structural steel framing engineered according to Eurocode 3 and Eurocode 8 for exceptional seismic and wind resistance.

09 Building Envelope, Insulation & Façade

Continuous external mineral wool wrap, smart vapor-control membranes and rainscreen facade cladding guarantee a condensation-free building envelope.

10 Site Master Plan & Foundation Interface

Steel foundation anchor plates cast into concrete raft or strip footings ensure millimeter-precise module positioning on site.

11 Scope of Delivery & Demarcation

Factory scope encompasses completed modules, windows, doors, interior finishes and sanitaryware. Groundwork, foundation concrete and municipal utility grid taps remain local site responsibilities.

12 Cost Methodology & Budget Framework

Transparent fixed pricing: offsite manufacturing, multimodal transport, mobile craneage and technical supervision are contracted upfront without cost overruns.

13 Manufacturing, Logistics & Crane Erection

Modules transported on low-bed trailers are lifted onto foundations with a 50–100 ton mobile crane and mechanically secured in a single day.

14 Destination Local Codes & Eurocode Compliance

Comprehensive technical dossiers including CE marking, EN 1090 steel factory production control, Eurocode statics and destination statutory energy certificates (e.g. GEG, RE2020, CTE).
