Planning Foundations & Site Preparation for Volumetric Steel Modules

Soil bearing geotechnical surveys, reinforced concrete raft designs, steel base plate tolerances (±5 mm), and drainage coordination before module arrival.

1. Geotechnical Soil Investigation & Point Load Concentrations

Unlike traditional continuous brick walls that distribute load uniformly along footing trenches, volumetric steel modules concentrate their structural dead and live loads primarily through vertical corner columns directly onto foundation nodes.

A certified geotechnical soil report (specifying allowable bearing capacity in kN/m² and ground water table depth) is mandatory. SERMODULA structural engineers calculate exact corner column load reactions (kN) to guide your local foundation designer.

2. Concrete Raft Tolerances (±5 mm) & Mechanical Anchor Interfaces

Industrial modular components are fabricated with millimeter tolerances. Therefore, the concrete foundation surface must achieve a strict flatness tolerance within ±5 mm across the entire building perimeter.

Cast-in-place steel anchor plates or heavy chemical anchor studs fix the lower chassis of the modules against earthquake uplift and wind overturning forces.

Frequently Asked Questions

What happens if the concrete foundation is not level when the crane arrives?
Even a 15 mm tilt will prevent modules from interlocking accurately. SERMODULA sends pre-installation leveling shims and inspection protocols; our supervisor verifies foundation flatness prior to crane mobilization.
Does SERMODULA build permanent permitted homes or temporary modular containers?
SERMODULA builds 100% permanent residential architecture on concrete foundations complying fully with European building regulations, Eurocode standards and local zoning laws. They are permanent real estate assets designed for a 60+ year lifespan.
Where are the volumetric modules manufactured and what quality standards apply?
All modules are manufactured in our modern offsite facilities in Türkiye under EN 1090-2 (EXC3) execution class for structural steel, CE conformity marking and ISO 9001 certified Inspection and Test Plans (ITP).
How are acoustic and fire separation performance guaranteed between apartments?
When volumetric modules unite, an independent double-steel-wall system with decoupled air cavity and acoustic damping is created, achieving airborne sound insulation of Rw >= 58 dB and fire resistance of REI 90 to REI 120.
How are turnkey modular costs calculated without hidden extras?
Instead of quoting vague single-figure square meter rates, our 175-item cost baseline itemizes factory fabrication, road/sea freight, craneage, local foundations and engineering fees in a transparent project feasibility budget.
