Local Installation vs. Technical Supervision: Clear Site Boundaries

Understanding the exact contractual boundary between certified manufacturer supervision and local contractor labor. Crane rigging, module-to-module bolting, temporary waterproofing, and jurisdictional safety liabilities.

1. What Technical Supervision Means (and What It Does Not)

A SERMODULA factory installation supervisor is an experienced structural engineer or master technician dispatched to the client's construction site. Their role is to provide technical guidance, verify assembly tolerances, monitor torque ratings on structural bolts, and oversee acoustic and weather-sealing gaskets.

The supervisor does NOT replace the local general contractor. The supervisor does not provide physical manual labor, does not sign as the local site manager (Bauleiter / Directeur de chantier), and does not hold health and safety (HSE) liability for local workers or mobile crane operators.

2. Critical Quality Milestones Controlled by the Supervisor

Before crane hooks engage the first module, the supervisor verifies foundation slab flatness and embed anchor bolt coordinates against the tolerance threshold (±5 mm). An uneven foundation will multiply dimensional errors across upper floors if not shimmed correctly.

During placement, the supervisor inspects neoprene acoustic decoupling strips between stacked modules, checks alignment dowels, directs perimeter flashing installation, and signs the weather-tight envelope sign-off before evening crane demobilization.

3. Commercial Terms: Daily Fees, Expenses & Weather Delay Protocols

Supervision is typically billed as an engineered package comprising mobilization travel, accommodation, and a daily rate for an agreed duration (e.g., 3 to 7 working days per building stage).

Contracts explicitly define weather standby protocols: if high winds (>12 m/s) or extreme storms prevent safe crane lifting, the supervisor remains on standby. Clear protocols prevent disputes regarding daily rates versus contractor delay responsibilities.

Site Demarcation Matrix: Local Contractor vs. SERMODULA Supervisor

Task / Scope #1

Foundation Slab & Anchors

Local General Contractor (Client Scope)
Excavation, concrete pouring, leveling, anchor placement
SERMODULA Technical Supervisor
Dimensional inspection & tolerance sign-off before unloading
Task / Scope #2

Mobile Crane & Riggers

Local General Contractor (Client Scope)
Crane hiring, street closure permits, certified rigging crew
SERMODULA Technical Supervisor
Directs lifting sequence and inspects spreader bar rigging angles
Task / Scope #3

Module Placement & Bolting

Local General Contractor (Client Scope)
Physical positioning, manual wrenching and drift pin insertion
SERMODULA Technical Supervisor
Verifies alignment, checks torque wrench values, logs bolting QA
Task / Scope #4

Inter-Module MEP Hookup

Local General Contractor (Client Scope)
Local licensed electricians and plumbers connect mains feeds
SERMODULA Technical Supervisor
Explains manifold diagrams and inspects test-pressure gauge readiness

Frequently Asked Questions

Can our local builders assemble the modules without a SERMODULA supervisor?
While theoretically possible if comprehensive assembly guides are followed, SERMODULA structural and weather warranties strictly require on-site technical supervision during lifting, joint bolting, and primary envelope sealing.
Does SERMODULA build permanent permitted homes or temporary modular containers?
SERMODULA builds 100% permanent residential architecture on concrete foundations complying fully with European building regulations, Eurocode standards and local zoning laws. They are permanent real estate assets designed for a 60+ year lifespan.
Where are the volumetric modules manufactured and what quality standards apply?
All modules are manufactured in our modern offsite facilities in Türkiye under EN 1090-2 (EXC3) execution class for structural steel, CE conformity marking and ISO 9001 certified Inspection and Test Plans (ITP).
How are acoustic and fire separation performance guaranteed between apartments?
When volumetric modules unite, an independent double-steel-wall system with decoupled air cavity and acoustic damping is created, achieving airborne sound insulation of Rw >= 58 dB and fire resistance of REI 90 to REI 120.
How are turnkey modular costs calculated without hidden extras?
Instead of quoting vague single-figure square meter rates, our 175-item cost baseline itemizes factory fabrication, road/sea freight, craneage, local foundations and engineering fees in a transparent project feasibility budget.
