BIM and Project Information Management
Full LOD 350-400 OpenBIM federation, automated clash detection between steel and MEP, and digital twin delivery.
Concrete Deliverables & Engineering Outputs
Every delivery includes fully coordinated CAD/BIM models, verified calculation sheets and quality acceptance records.
Federated OpenBIM Model (IFC 2x3 / IFC 4)
Automated Clash Detection & Issue Resolution Audit
Digital Asset Information Model (COBie / Asset Data)
Inputs Required from Client & Site
Employer's Information Requirements (EIR), preferred CAD/BIM exchange formats and coordination milestones.
Scope Boundaries & Clear Responsibilities
Covers offsite modular discipline models and federation; external regional utilities are mapped via provided client survey files.
Detailed Methodology & Execution Scope
Agree the information requirements
The appointment records model purposes, required information, exchange formats, responsibilities and delivery dates. The level of detail is defined for each stage rather than described with a single vague label. Information needed for coordination, manufacture and operation may differ, so each use should have a clear deliverable.
Coordinate models and resolve issues
Discipline information can be brought together to review clashes and interfaces against agreed rules. Issues are assigned, dated and closed with an identified resolution. Type, module, dwelling and block identities remain distinct, allowing a repeated component to be tracked in its actual building location and production revision.
Deliver an organised project record
The agreed outputs may include a delivery plan, model responsibility matrix, coordination records and the defined model files. As-built information is prepared from verified records of completed work, not inferred from an earlier design model. Any separate BIM management fee relates to these specific deliverables, avoiding duplication of ordinary design coordination.
Standard 4-Step Delivery Process
All interfaces between engineering, factory line and on-site assembly follow a verified schedule.
Brief & Zoning
Site zoning, dwelling mix and preliminary budget limits defined.
BIM & Eurocode
Eurocode 3 structural frame and LOD 400 MEP coordination completed.
Module Assembly
Climate-controlled production and Factory Acceptance Testing (FAT).
Crane Lift & Sign-Off
Swift crane installation, weather sealing and turnkey handover.
Frequently Asked Questions about this Service
What Level of Development (LOD) do you provide?
Permit packages are delivered in LOD 300; production and manufacturing shop drawings reach LOD 400 with every bolt and bracket.
Is the model compatible with Revit, ArchiCAD and Allplan?
Yes; all models are exported in open standard IFC 2x3 and IFC 4, functioning seamlessly across all major architectural platforms.
