Every delivery includes fully coordinated CAD/BIM models, verified calculation sheets and quality acceptance records.
MEP BIM Coordination Model (IFC)
Schematic Electrical & Plumbing Layouts
Quick-Disconnect Module Connection Details
Inputs Required from Client & Site
Available grid capacity, water pressure, preferred heating/cooling source (heat pump, underfloor heating, ventilation).
Scope Boundaries & Clear Responsibilities
In-module distribution is factory-completed. Grid connection and main utility meters belong to local utility contractors.
Detailed Methodology & Execution Scope
Choose systems against the brief
The design considers occupancy, climate, local supplies and the client’s comfort requirements. Heating, cooling and ventilation choices influence space, electrical capacity, external units and maintenance access. Kitchens and bathrooms are coordinated early so appliance connections and drainage arrangements do not become late production changes.
Separate module work from building work
Plans identify what is installed in the module, what connects modules and what belongs to the wider site. In apartment buildings, risers, metering, shared plant and distribution routes need building-level coordination. Developments also require capacity and connection information for each phase, including interfaces with local infrastructure designers.
Make commissioning possible
Agreed deliverables may include coordinated layouts, equipment schedules, connection diagrams and testing requirements. Service access and isolation points are considered alongside finishes. Utility applications, network charges and activities requiring local authorisation are separately assigned, so a supplied installation is not confused with a completed public-network connection.
Standard 4-Step Delivery Process
All interfaces between engineering, factory line and on-site assembly follow a verified schedule.
Brief & Zoning
Site zoning, dwelling mix and preliminary budget limits defined.
BIM & Eurocode
Eurocode 3 structural frame and LOD 400 MEP coordination completed.
Module Assembly
Climate-controlled production and Factory Acceptance Testing (FAT).
Crane Lift & Sign-Off
Swift crane installation, weather sealing and turnkey handover.
Frequently Asked Questions about this Service
How are service connections interlinked between modules?
Dedicated access shafts and service cavities feature industrial flexible compensators and push-fit locking couplings.
Are piping and wiring tested before leaving the factory?
Yes; 100% of potable water, heating and drainage lines undergo hydrostatic pressure testing with signed quality certificates.
Which primary heating and cooling systems are specified?
Air-to-water heat pumps with underfloor radiant heating or ceiling VRF multi-split systems paired with MVHR heat recovery.
Can photovoltaic solar and battery storage be integrated?
Yes; roof module conduit raceways and electrical inverter hubs are pre-installed in the factory.
How are fire sprinkler systems engineered?
In multi-storey apartments, concealed CPVC or galvanized sprinkler lines are integrated within ceiling plenums.
