Site and Foundation Interfaces
Anchor bolt coordination, foundation tolerance verification, crane hardstand positioning and utility tie-ins.
Concrete Deliverables & Engineering Outputs
Every delivery includes fully coordinated CAD/BIM models, verified calculation sheets and quality acceptance records.
Foundation Interface & Anchor Bolt Layout Plan
Pre-Assembly Site Readiness Checklist
Crane Setup & Ground Bearing Survey
Inputs Required from Client & Site
Foundation survey with as-built levels, local contractor concrete tolerance sign-off and site access photographs.
Scope Boundaries & Clear Responsibilities
SERMODULA provides interface specs and tolerance bounds; earthworks, excavation and foundation concrete are executed by client's local contractor.
Detailed Methodology & Execution Scope
Define the foundation interface
The exchange may include support reactions, setting-out dimensions, anchorage information, tolerances and service penetrations. The foundation solution itself depends on the project and ground conditions. Responsibility for the ground investigation, foundation design, construction and local approval is stated separately in the scope.
Prepare beyond the footprint
Installation readiness includes vehicle access, crane positioning, ground bearing conditions, storage and safe working space. Apartments and multi-block developments also need a sequence for cores, utilities and adjacent site activities. These requirements are coordinated with the parties who control the site and lifting operations.
Check before shipment
An agreed readiness checklist can record measured levels, anchor locations, utility points and outstanding work. The responsible parties confirm relevant items before dispatch. This provides a practical decision point: proceed, resolve specific items or revise the delivery sequence, with the implications of storage and delay addressed commercially.
Standard 4-Step Delivery Process
All interfaces between engineering, factory line and on-site assembly follow a verified schedule.
Brief & Zoning
Site zoning, dwelling mix and preliminary budget limits defined.
BIM & Eurocode
Eurocode 3 structural frame and LOD 400 MEP coordination completed.
Module Assembly
Climate-controlled production and Factory Acceptance Testing (FAT).
Crane Lift & Sign-Off
Swift crane installation, weather sealing and turnkey handover.
